A Year of Growth

Dear Friends,

Folks often ask me how RootedHomes was able to grow as fast as it did in 2022. From adding 47 west-side Bend homes to its affordable housing pipeline to doubling its organizational budget and capacity, it’s true that 2022 was a year of growth. But too often growth is evaluated by what is done but not how things are done. For RootedHomes, true growth came from shifting the way in which we build affordable housing to be more innovative, nimble, and community-focused. In the following year listening to our homebuyers will lead us to rebranding as RootedHomes.

There’s a recipe for building affordable housing, but our intention is to go beyond that and pursue creative solutions that aim to solve the affordable housing crisis. We ask, “What is broken in the affordable housing system and how can we fix it?” We don’t just answer our own questions, we ask those we serve what barriers they are facing. And by listening to the needs of those with the highest barriers to homeownership, we begin to work through systemic problems identifying adaptations of the status quo and who has been left out because of that.

In 2022, RootedHomes not only doubled our staff, but also created leadership opportunities for households with housing instability experience to provide input on programmatic direction and community design. We listened, dynamically shifting our pipeline to offer family-sized homes, more down-payment assistance, and prioritization of households who have been locked out of homeownership for too long. RootedHomes developed preferences that give priority to our local workforce, first-generation homebuyers, and lower-income homebuyers to increase their access to our homes. RootedHomes also stepped up our advocacy to share the feedback we received to influence policies that have the power to shift the quality and intentionality of affordable homes being built in our community.

In 2022, we did not get where we did without you. I want to thank our community – from homeowners and volunteers to funders and donors – who have shared their expertise, experience, and contributed to further our growth. Impact at a Glance

  • 52 Bend homes under construction, with one community closing every year starting in 2023
  • 500,000 dollars invested in RootedHomes by Deschutes County to build 2 new communities on Bend’s west-side
  • 90 new homebuyers entered the program, with 10% joining RootedHomes’ Homebuyer Board Committee
  • 20,000 dollars invested in homebuyers through a new matched Individual Development Account program
  • 3 full time staff hired by RootedHomes and 15 new jobs created on the Crescita development

    Resident-driven Design

    RootedHomes doesn’t just build homes for the community; we build them WITH the community. That’s why we engage in resident-drive design for each of our communities. RootedHomes’ resident-driven design has engaged 128 residents, with more than 25% identifying as Black, Indigenous, People of Color Households. Residents provide feedback on site and home design, helping RootedHomes select floor plans, common space amenities, and sustainability features.     Leaving a Legacy

    “As I reflect on my eight years of service with the RootedHomes Board of Directors, I am really proud of how far the organization has come and the incredible work it is now doing for the Central Oregon community.

    When I first joined the Board of Directors, the organization was in its infancy. Everyone was a volunteer and we worked hard to build a strong organizational foundation to hold up the important development work we hoped we would soon be doing. It took several years of persistent effort to build our organizational capacity, our funding, and our community support before we could get started doing the work we really wanted to do - build homes!

    As with any start up organization, there were lots of small victories and some set backs, but once we were able to acquire our first parcel of land (not an easy endeavor in our market), and then build our first community (Kôrazon) of five net-zero homes, we were able to demonstrate what a unique asset we were creating for the community. From that point the organization was off to the races!

    The increased interest and support for RootedHomes’ version of affordable housing using the Community Land Trust model was exciting, and we knew we needed to expand our staff capacity to keep up with the work and opportunities. Hiring Jackie Keogh as an experienced leader was pivotal to the organization’s increased development capacity and community standing. She brought professional housing expertise and fundraising savvy that has opened doors across the region and state for more great work. This is work that will have a deep and lasting impact on our community.

    With the recent completion of a second community of five gorgeous homes on 8th Street (Cresita) and development underway on our third (Poplar) and fourth (Simpson) communities, I’ve been watching the organization’s progress from afar these past six months feeling like a proud community co-parent. RootedHomes’ track record is now creating opportunities to work in other areas in Central Oregon, bringing the benefits of affordable, environmentally sustainable homeownership housing to more households for generations to come. Now that’s something to be proud of.”

    Trust-based Philanthropy

    Central Oregon Health Council’s trust-based philanthropy made significant investments in RootedHomes in 2022 by matching and granting over $200,000. Hear why Central Oregon Health Council is committed to supporting the creation of healthy homes in our community.
